We regularly represent commercial and residential landlords in eviction lawsuits. We assist landlords in promptly identifying the tenants' lease violations and properly preparing eviction notices. We prepare and file the eviction lawsuit, and when the tenant does not move, represent our clients in eviction hearings. This includes defending the landlord when the tenant files claims against the landlord for breach of the lease, not keeping the leased property in good condition, not performing repairs or maintenance, not returning a security deposit, and any other types of claims. Once an order from the court is obtained that provides the landlord possession of the leased property, we will prepare and file the necessary paperwork to have the sheriff forcibly remove the tenants who continue to occupy the leased property. If appropriate, we represent the landlord in collection of money judgments against former tenants.
